How much will I save?

Buyer agent commission (typically 2.5 to 3%) times home sales price minus the BuySelf fee (Example: $1999)

  • Save $4,001 on a $200,000 property (Commission 3% X Price $200,000 minus $1999 = $4,001)
  • Save $10,000 on a $400,000 property
  • Save $16,000 on a $600,000 property

The team at BuySelf Realty has been awesome. They answered all of my many, many questions. Their replies were prompt and thorough. They also made the process easy with their clear instructions.  — Joey Kneer

Just wanted to say again how pleased I am with buyself. We’ve bought and sold over a dozen properties and dealt with brain dead agents that got paid full commission despite my wife and I doing most of the work. Buyself is more professional and more helpful than many full commission brokers. You guys can count on every sale side transaction I do. — Denny Johnson

Yes, everything was great and went smoothly! I honestly would use your service again and will recommend to others.

Thanks for everything!

Customer profile: After 15 years in their starter home, Lisa and David were ready for an upgrade to accommodate their growing family. They thought they knew the home buying and selling process, but BuySelf opened their eyes to new possibilities.

We were skeptical at first,” Lisa admits. “We’d bought a home before, so we thought we knew it all. But the landscape had changed, and BuySelf showed us how to navigate these changes to our advantage, both in buying our new home and selling our old one.”

David and Lisa were pleasantly surprised to learn that BuySelf could also help them sell their current home. “It was such a relief to have one trusted partner guiding us through both transactions,” David explains. “They helped us price our old home competitively and market it effectively, all while searching for our dream home.”

If your purchase agreement/offer is presented without using our service on a listed property, the seller will have to pay 2-3% on the buyer’s behalf. With our service, the seller can pay nothing on the buyer’s behalf. With our service, you can offer 2-3% less and the seller will receive the same amount.

Until 2024 with the landmark National Association of Realtors MLS Settlement, this kind of savings wasn’t possible. Now, buyers have control and can reduce the commission costs in a transaction to a reasonable amount for only services they actually use, rather than 2-3% like in the past. Please note, in some cases, a credit to the buyer may be necessary to achieve the savings.

Right now we are in multiple states and growing quickly. Please let us know your zip code and we can tell you current availability if we are not currently in your area, when we expect to be.

Please let us know your zip code by clicking on the Sign Up button. We will then confirm service availability, then email you steps on how to (1) either prepare to make an offer in future, and/or (2) complete our simple questionnaire of the property details and what you would like to offer. Rush service is available-let us know.

Depending on availability, you may be able to have your purchase agreement ready within 60-90 minutes. Please note that timeframe assumes staff availability and no other customer backlog.

The National Association of Realtors settled a $418 billion dollar lawsuit by agreeing to pay a large fine and change the rules about how agents are paid. Those rule changes took effect in August 2024.

The rule changes give informed buyers, who use services like BuySelf, the chance to control and only pay for the services they use.  Buyers who don’t closely read their purchase agreement, commissions will likely stay the same: Sellers will price their homes 2-3% higher to cover the costs that must be paid for the agent assisting the buyer agent (even if the listing agent helps the buyer, and the buyer didn’t get their own agent).

Informed buyers who use the BuySelf service to buy can offer 2-3% less than other buyers, and the seller will still receive the same net amount. “Many economists argue that buyers do pay for commissions because they’re baked into the home’s selling price. But since the money isn’t directly coming out of their pockets, buyers have long been blissfully unaware of commissions, with some believing agent services are free.” BuySelf’s service enables buyers to take control and save money when they buy.

No, you won’t get the same savings BuySelf provides by going to the listing agent directly. Even if the listing agent wanted to reduce/negotiate their commission (and they don’t), their Broker would not allow it. The standard listing agreement that sellers have already signed also makes such a change nearly impossible. Only BuySelf can enable you to reduce the buyer agent commission through our new BuySelf Buyer program under the new MLS Lawsuit Settlement rules.

Yes. For multiple bidder situations, we recommend the Full Negotiation to Closing Service, to help understand the best strategy to make an offer, by gathering the relevant information about the competition and marketplace.

Better yet, BuySelf buyers can use the savings they have to improve their offer over all other buyers.

Yes, who pays the BuySelf commission is negotiable, and many sellers are willing. We can also structure the fee you pay to BuySelf so that it is included in the amount of your mortgage and credited to you at closing.
