The August NAR MLS Lawsuit settlement now gives informed buyers the option to determine what the agent is paid. How it works:
Traditional/before 2024:
Buyer offers $400,000 to seller. Seller must pay listing agent commission plus a preset buyer commission, regardless of whether the buyer has their own agent or not. Example: Seller pays 2.5% listing agent commission plus 2.5% buyer agent commission, $20,000 commission total. Net amount to seller, before other closing costs: $380,000.
The BuySelf Program:
Buyer offers $400,000 to seller. Seller must pay listing agent commission plus a preset buyer commission, UNLESS the buyer has their own agent assisting them, like BuySelf. Example: Seller pays 2.5% listing agent commission plus 0% buyer agent commission (since BuySelf buyer has already paid their own agent BuySelf’s low, flat fee), $10,000 commission total. Net amount to seller, before other closing costs: $390,000. $10,000 better than the old way!
Buyers who are competing with other offers make their offer $10,000 more attractive to the seller with the BuySelf buyer program. Please note, in some cases, a credit to the buyer may be necessary to achieve the savings.
